Dubai Beach Parking: Kite Beach, JBR and La Mer

2 November 2026Urban Go8 min read

How parking works at Kite Beach, JBR and La Mer: public paid hours and peak pricing, The Beach JBR rates and validation, and why we give no Kite Beach figure.

Empty beach car park with white bay lines, palm trees and the sea in Dubai

Kite Beach parking, JBR parking and La Mer parking work in three different ways. The beach car parks along Jumeirah and Umm Suqeim, where Kite Beach is, are public paid parking, JBR is a private car park run by The Beach, and La Mer is run by its own operator. What you pay depends on which one you pull into, what time it is and, at JBR, whether you spend money inside.

This guide sets out what each operator and each news source actually says, where they disagree, and what to do when you drive a rental car to the beach. Where no one publishes a reliable figure, we say so rather than guess.

The short version

  • Public parking in Dubai is paid from 8am to 10pm, and free on Sundays and public holidays, according to Khaleej Times and Gulf News. Multi-storey car parks are the exception and charge every day.

  • Since April 2025, the busiest public zones cost more at peak times, 8am to 10am and 4pm to 8pm. Gulf News lists Jumeirah's main road as one of those zones.

  • The Beach JBR charges AED 20 an hour, according to its own FAQ, and the first three hours are free if you spend at least AED 100 on one bill at a participating outlet.

  • Published figures for Kite Beach parking disagree, so check the price on the zone sign or in the app before you pay.

  • Whichever beach you choose, park on a marked bay, never on the sand.

How public parking works at Dubai's beaches

The beach car parks along Jumeirah and Umm Suqeim are public paid parking. Gulf News reported in December 2021 that the RTA had paid lots along the Jumeirah beach stretch, from Jumeirah 3 to Umm Suqeim 3, and that drivers could pay through the RTA app, by SMS or at the machines in the lots.

The hours are the same as the rest of the city's public parking. Khaleej Times reported that fees apply for 14 hours a day, from 8am to 10pm, except on Sundays and public holidays. Gulf News said the same when the new tariffs started in April 2025: parking is free overnight from 10pm to 8am, and on Sundays and public holidays. Multi-storey car parks are different, and Khaleej Times says they charge around the clock, seven days a week.

Peak hours and premium zones

Parkin, which runs Dubai's public parking, introduced variable pricing on 4 April 2025. Peak hours are 8am to 10am and 4pm to 8pm, and Khaleej Times and Gulf News both report that peak pricing does not apply on Sundays or public holidays.

In premium zones the peak price is AED 6 an hour, according to both reports. Gulf News describes premium zones as busy areas, often within 500 metres of a metro station, and its list includes Jumeirah (main road). Off-peak prices stayed on the old tariff, which varies by zone. The zone code is on the sign beside the bay, and the app shows the price before you confirm.

Our guide to how to pay for parking in Dubai covers the app, SMS and the machines step by step, and our Dubai parking guide explains the zone letters.

Kite Beach parking

Kite Beach parking is the most searched of the three, and it has the least reliable published information. Published figures for Kite Beach parking disagree, with different guides giving different hourly rates and different weekend rules, and we found no official page we could read that states the current rate. So we give no number. Read the zone sign at the bay, check the price in the app before you confirm, and do not rely on a figure from a blog.

The road into the beach did get simpler in 2025. Khaleej Times and Dubai Eye 103.8 both reported on 13 February 2025 that the RTA changed Kite Beach Street from one lane in each direction to two lanes in the same direction, cutting the trip along it at rush hour from 15 minutes to 5, and added extra parking for visitors. Neither report says how many spaces were added.

If the marked bays are full, drive on to the next lot rather than stopping on the sand or on the kerb.

JBR parking at The Beach

JBR parking at The Beach is private, and the rules come from The Beach itself rather than from the RTA. Its own FAQ says:

  • The parking fee is AED 20 an hour.

  • Spend at least AED 100 on one bill at a participating outlet and you can validate the first three hours, so they are free. Visitors to Roxy Cinemas, Pavilion, Sea Breeze and Bla Bla get up to four hours on the same spend.

  • Each hour after the free period is charged at the standard AED 20.

  • Parking can be validated only once, using your number plate. Receipts from carts, vans and kiosks do not count.

  • The car park is ticketless. The barrier reads your plate, and you pay at the machines near the lifts and escalators before you go back to the car.

  • You get 15 minutes to leave after paying.

The free-Sunday rule covers public paid parking, and The Beach's FAQ does not mention it, so do not assume a free Sunday here. Validate before you leave the restaurant or cinema, not at the exit. If you plan to be at the beach all afternoon, work out the hours past the free period before you go in.

La Mer parking

La Mer parking is the hardest of the three to pin down. We found no parking page from La Mer's operator that we could read, and the guides that cover it disagree on whether parking is free, how much the underground car park costs and what valet parking costs. So we give no number.

What to do in practice: read the signs at the entrance to the car park you are about to use, because different car parks at La Mer may not work the same way. Keep any receipt or validation instructions you are given. At busy times, arrive early or plan for a longer walk.

Parking a rental car at the beach

Beach parking works the same in a rental car as in your own, with a few things worth knowing.

  • You pay for the parking. Public parking is paid through the app, by SMS or at the machine, using the car's plate number, and private car parks like The Beach are paid at their own machines. Keep the plate number of your rental on your phone.

  • Fines come to you. A parking fine is registered against the car, and with us traffic fines are billed to you, itemised. Paying for the right zone and the right length of stay is always cheaper.

  • Stay on marked bays. Our cars may only be driven on roads that are suitable for driving, so do not pull onto the sand to park, even if other cars have. Sand can damage the car, and driving onto it can void the insurance cover.

  • Salt water and sand. Keep wet gear and sand on a towel or in a bag, not loose in the boot or on the seats.

If you are planning a beach day out of the city, our guide to Al Qudra Lake covers the drive south, and our Global Village parking guide covers another busy weekend car park.

Renting a car in Dubai?

Our monthly rentals start at AED 1,699 a month, including VAT, comprehensive insurance, registration, routine maintenance, 24/7 roadside assistance and 3,500 km a month on most cars. The deposit is AED 1,500 refundable on most cars, or no deposit at all for about AED 255 a month more. Fuel is same-to-same: we record the level at handover and you bring it back at that level, and the difference is charged if it is lower. Salik is recharged at cost plus AED 1 per crossing, itemised. Traffic fines are billed to you, itemised. Delivery and collection are around Downtown Dubai and nearby, and the rest of Dubai on request.

We are Urban Go Car Rentals, an RTA-authorised dealer and agency in Port Saeed, Dubai. Every rental is made on a signed Urban Go rental contract. Have a look at our weekly rentals, our monthly rentals or the full fleet, or message us on WhatsApp on +971 50 500 3965 and a person will answer.
